Chapter 8 - Melissa Knew About the LoanRyan’s wife, Melissa, contacted me the next morning.
She asked to meet at a café halfway between Richmond and the lake.
I brought Nina.
Melissa arrived alone, without makeup, carrying a thick envelope.
“I knew about the move,” she said. “I did not know about the forged deed.”
I did not believe the distinction immediately.
She opened the envelope.
Inside were emails between Ryan and Frank discussing the home-equity application.
Melissa had discovered them after police removed her family from the lake house.
One message from Ryan read:
Once we receive mail there and the children are enrolled locally, Claire cannot remove us quickly.
Another said:
She will complain, but she always gives in when Dad calls her selfish.
I read that line twice.
Melissa’s voice shook.
“He told me you had agreed to let us use the house. He said the police were there because of a paperwork misunderstanding.”
“You brought your children into a forced entry.”
“I thought Ryan had a key.”
“He did. It was invalid.”
Tears gathered in her eyes.
“I should have asked you.”
“Yes.”
She nodded, accepting it.
Then she revealed why Ryan needed four hundred thousand dollars.
His business losses were larger than public records showed. He had used client deposits to cover earlier projects. Several unfinished homes were funded by money taken from newer customers.
The company was not simply failing.
It was collapsing under conduct that could become criminal.
The lake-house loan was meant to fill the accounts before auditors noticed.
Frank knew everything.
He offered the property scheme as a way to save Ryan while gaining control of the company.
Melissa placed one final item on the table.
A voice recording.
Ryan and Frank were arguing in their kitchen after the porch confrontation.
Frank said, “If Claire involves the police, you created the documents. I only tried to keep the family together.”
Ryan answered, “You wrote them.”
Frank replied, “Prove it.”
The recording ended.
Nina asked Melissa why she had made it.
“Because I realized my husband had moved our children into a crime and his father was preparing to leave us inside it.”
She wanted protection for the children and separation from Ryan’s business liabilities.
I could not give her legal immunity.
But I could give the recording to investigators.
Ryan called while we were still at the café.
Melissa looked at the screen and did not answer.
For the first time, someone inside his own household had stopped protecting him.
That afternoon, Ryan agreed to a formal interview.
He admitted submitting the false transfer.
He admitted attempting the loan.
He identified Frank as the person who created the trust document and copied my signature.
But when investigators asked why Frank seemed so certain I would never fight back, Ryan gave an answer that hurt more than every forged page.
