Chapter 16 - Lucas finally separates the two fights

The breakthrough did not come from an apology letter.
It happened during mediation.
Our mediator placed two whiteboards in separate rooms.
One labeled:
NOAH.
One:
MONEY.
Lucas kept trying to carry numbers from one to the other.
“If Emily gets more house equity—”
Mediator stopped.
“Wrong board.”
Then me:
“If Lucas hid the Mercer loan—”
“Wrong board.”
It became almost funny.
By lunch, we had a parenting framework.
By dinner, property still unresolved.
But for the first time, Lucas said:
“Noah’s schedule does not depend on the house.”
Simple.
Months earlier his proposed agreement had treated the house as the reason Noah should stay with him.
Now:
If house sold, schedule remains.
If Lucas moves, schedule adapts.
Noah is not furniture attached to property.
Then money board.
Lucas wanted to keep marital house.
Could he afford refinance?
Current income lower.
Mortgage rates higher.
Refinancing $296,000 plus buyout might be difficult.
He could use:
His share of retirement? Not ideal.
HPS? Low value.
No.
Neutral lender prequalification showed maximum cash-out insufficient to pay me full equitable share comfortably.
So maybe sell.
Lucas resisted.
“That house is Noah’s home.”
I said:
“It was my home too.”
Silence.
Then mediator:
“Houses can be sold without either parent losing the child.”
There.
We agreed to list unless Lucas secured financing within sixty days.
Then HPS.
Lucas keeps.
Value assigned:
$44,000 net.
I receive offset:
$22,000.
No ongoing ownership.
No need remain business partners after divorce.
Then corporate settlement debt remains with HPS/Lucas according to business books.
No shifting half to me separately because valuation already reflects it.
That clause from the original papers died completely.
Then retirement equalization.
Cash.
House.
Normal.
We were close.
Then Lucas said:
“I still think you knew the HELOC money came from somewhere.”
I looked at him.
“I knew money came from somewhere. That is not knowledge.”
He nodded.
May you like
For once.
No argument.
