Chapter 7 - The project file

Lydia Chen found the deeper business timeline.
Alder Row had been in trouble for eight months.
Daniel told me only in the last six weeks.
Why?
He believed leasing would solve the gap.
For a while, that was reasonable.
Then anchor tenant withdrew.
Cost overrun increased.
Daniel and Vivian refinanced internally.
No fraud.
No secret siphoning.
Then March board meeting.
Outside investor Samuel Ross asked:
“Do we need new sponsor capital?”
Daniel:
“Not yet.”
April:
Maybe.
May:
Likely.
June:
Yes.
Then Daniel sent Vivian:
Claire just closed Maple Street sale. Northlight has liquidity.
Vivian:
Then problem solved.
Daniel:
Not automatic.
That helped him.
Then:
She’ll do it if structure is fair.
I had said something close.
Then July:
Mara reviewed a preliminary Northlight loan idea at my request.
$100,000 max.
Secured.
No personal guaranty from me.
No cross-default to Briarcrest.
Daniel knew those boundaries.
Then Alder Row’s required cure became $480,000.
He did not come back with revised structured proposal.
He came home with Vivian.
“Wire it.”
Why?
Deadline.
Panic.
And another secret:
Daniel had told MidState he could cover the full cure without diluting ownership.
If he failed, he lost negotiating credibility.
Not legal catastrophe.
Status.
Then a partner meeting transcript? Not literal recording. Meeting minutes.
Daniel:
Sponsor group can satisfy cure internally.
Samuel Ross:
Without additional dilution?
Daniel:
Yes.
That promise was made before I agreed.
Then if Vivian had to cover extra funds, Daniel also owed her under their side agreement.
So he was trapped by promises to:
Bank.
Partner.
Mother.
The only person he treated as adjustable was me.
Then criminal discovery.
Our home security system captured the front hall and exterior, not kitchen.
No video of tea.
But smart-home microphone? No continuous audio.
No.
The case depended on:
My testimony.
Daniel’s admission he threw hot liquid toward island.
Vivian.
Medical evidence.
Could a jury find accident?
Possible.
Then Daniel offered plea:
Misdemeanor assault with suspended sentence and intervention.
Prosecutor wanted domestic-violence designation plus short custody or strict probation.
Gap.
Trial scheduled in four months.
No immediate resolution.
Then protection order.
Daniel complied.
No drive-bys.
No messages.
No relatives used as intermediaries except Vivian once.
She sent me flowers.
Card:
Families survive worse than one bad night.
I gave card to Elise.
Flowers to hospital volunteer desk.
Then Vivian told Daniel I had “weaponized roses.”
