Carl did not open the folder immediately.
He looked at Derek first.
That hurt Derek more than anger would have.
Carl had been kind to him.
Not performatively.
Quietly.
He fixed Derek’s car battery in the rain.
Helped him apply for a trade certification.
Let him use the basement workshop when he needed space away from his mother.
Derek had repaid that kindness with silence.
“I’m sorry,” Derek whispered.
Mallerie snapped, “Stop talking.”
Carl looked at her.
“Let him.”
Jake pushed his glasses up and tried to sound official.
“Carl, this is emotional.”
“You received notice.”
Carl turned toward him.
“From whom?”
Jake swallowed.
“The management company.”
Carl nodded slowly.
“Which company?”
Jake hesitated.
“Morrison Garden Management.”
Carl almost smiled.
Almost.
“That entity was dissolved nine years ago.”
Jake’s face went blank.
Mallerie’s head turned sharply.
“What?”
Carl opened the folder.
“The building is owned by Morrison Garden Holdings.”
“Controlled by Morrison Family Trust.”
“I am the trustee.”
He removed a page and held it up.
Not close enough for them to grab.
Clear enough to end the lie.
“This is the current deed.”
“This is the operating agreement.”
“This is the apartment occupancy designation.”
“This is the security log showing Jake entered the basement records room last Tuesday.”
Jake stepped back.
Mallerie stared at her son.
“You said it was fine.”
Jake hissed, “It should have been.”
Carl looked at him.
“That is not a legal theory.”
A tenant, Mrs. Alvarez from 2A, had opened her door wider now.
Mr. Peters from 4C stood behind her in slippers.
The building was waking up.
Mallerie saw them and lowered her voice.
“Carl, let’s discuss this inside.”
“No.”
His answer landed hard.
“You wanted the hallway.”
“We’ll use the hallway.”
Her face flushed.
“I am your wife.”
“For one morning.”
“That still means something.”
“It means you chose fraud very quickly.”
Jake pointed toward the apartment.
“You can’t prove fraud.”
Carl turned another page.
“Fake termination notice.”
“Forged email header.”
“Unauthorized lock change.”
“Attempted unlawful eviction.”
He looked at Mallerie.
“And a marriage entered under false pretenses.”
Mallerie’s confidence cracked.
Only slightly.
Enough for Carl to see the woman beneath the calculation.
Not remorse.
Fear.
Derek looked at the suitcase on the floor.
Then at Carl.
“You knew?”
Carl’s eyes stayed on Mallerie.
“I suspected.”
Then he looked at Derek.
