Only after the audit stabilized did Dana walk me through the entire residence trust.
Mark transferred the house eleven months before death.
Not to hide from legitimate creditors.
The title company verified no recorded personal debt to Richard.
Independent trustee.
I had lifetime occupancy as long as I maintained taxes, insurance, and ordinary expenses.
If I died or voluntarily moved permanently, Noah and Sophie became remainder beneficiaries according to specified shares.
I could request sale and replacement residence through trustee.
Richard and Evelyn had no beneficial interest.
Then the clause that made me stop.
No parent, grandparent, family-company creditor, or family representative may remove an occupancy beneficiary solely through private family claim without judicial determination.
Mark had practically written Richard’s name without writing it.
“He knew exactly what would happen.”
Dana nodded.
“How?”
“Because Richard threatened it.”
“What?”
Dana handed me an email.
Richard to Mark, eleven months earlier:
If you lock family assets away from me, Laura will be out of that house before your funeral flowers wilt.
