Chapter 13 - The document facilitator

Her name was Marla Keene.

Forty-nine.

Not a lawyer.

Not a notary.

Ran a small business offering:

Document preparation.

LLC filings.

Property-record retrieval.

Loan-package assistance.

Mostly legitimate administrative work.

Derek found her through a contractor acquaintance.

Messages on his phone showed:

Derek:

Need to move an old family lake property into LLC. One owner deceased. Family doesn’t want probate mess.

Marla:

Need current vesting deed + death cert + authority docs.

Derek sent them.

Including Elaine’s death certificate.

That mattered.

Then:

Marla:

Surviving owner signs new deed. Deceased owner does NOT sign.

There.

Correct instruction.

Derek replied:

Original plan was both signed before she passed. We just never recorded.

Marla asked:

Do you have original wet-signed deed?

Derek:

No. Copy lost.

She answered:

Then get attorney. I can’t recreate signature.

Good.

So Marla did not forge.

But another message weeks later:

Derek:

Need e-recording provider that doesn’t make this impossible.

Marla gave names of legitimate services.

Not instructions to commit fraud.

The forged deed appeared after that.

No evidence Marla created it.
