Chapter 23 - THE LOAN APPLICATION

Forensic review found no forged Emily signature on the $2.4 million loan.
Important.
Daniel had not crossed that line.
He had listed marital assets aggressively and arguably misleadingly.
The lender had not closed.
No fraudulent proceeds.
The commercial dispute became civil and regulatory rather than the criminal catastrophe I briefly imagined.
But a different document was worse.
Personal financial statement signed by Daniel:
Beneficial ownership of Rosewood residence — 50%.
He certified accuracy.
Could he argue good-faith marital claim?
Yes.
Then an attached internal email to his broker:
Title is technically hers, but marriage gives me enough. Don’t spotlight the trust paperwork unless underwriting asks.
Intentional concealment of relevant title complexity.
The lender withdrew.
Daniel’s acquisition failed.
His company entered restructuring.

Not because I “destroyed” it.
Because it depended on financing built on assumptions that did not survive due diligence.
