He could not.
He recorded a Notice of Equitable Marital Interest with the county registry.
His lawyer later described it as protective.
It asserted that Julian might possess equitable rights arising from:
Marital contributions to renovations.
Maintenance payments.
Improvements.
And long-term family use.
It did not legally transfer title.
But it clouded things.
Then Julian submitted a letter to the trust’s insurance carrier identifying himself and Victoria as full-time occupants.
That was worse.
Because the trust had never approved either.
He also requested a replacement title certificate from a local association that controlled dock permits, claiming:
“Owner authorization on file.”
It wasn’t.
None of those acts gave him ownership.
